Which is better to buy a used 2009 or 2012 Honda Civic Coupe EX when they both have 45,000 miles and the asking price of $12,000?

I've always thought the lower miles a car was driven per year was the better choice
~ but now I'm not sure.

Thanks Mark for getting back to me. These two cars are almost identical except for the year. According to carfax ~ each had oil changes + maintenance as suggested by Honda; both are precertified by their respective dealer; both had one owner; both were originally purchased in NY and now are at NY dealers.
